Description and Properties

Professional Roof Paint “Profi Roof Paint” by BAYRIS is designed for decorative and protective coating of galvanised metal roofs, roof tiles, and slate roofs*. It is also suitable for painting façades, fences, plinths, brick and stone masonry, fibre-cement and asbestos-cement products*, pre-primed ferrous metal, natural stone, and timber. The paint can also be used for downpipes, gutters, and drainage systems.

* — suitable for use only when mixed with the special “Roof Paint Additive” by BAYRIS (the additive improves adhesion between the coating and mineral substrates).

Warning! This paint is not intended for terraces or floor surfaces.

Surface Preparation

The substrate must be carefully prepared before painting in accordance with applicable technical standards and best practice recommendations.

For galvanised and metal surfaces: Initial cleaning should remove loose paint, rust, mill scale, white rust, and other contaminants using a scraper, wire brush, or sanding machine. The surface should then be degreased to remove visible oil, grease, and dirt using the professional cleaning solution “PROFI ROOF CLEANER” by BAYRIS according to the application instructions.

After cleaning and degreasing, rinse the surface thoroughly with water (preferably under pressure) and allow it to dry completely. Areas on galvanised surfaces cleaned down to bare metal, as well as clean metal surfaces, should be coated with “PRIMER 2in1” by BAYRIS anti-corrosion primer according to the instructions. Once all preparation stages are complete, the surface is ready for painting.

New galvanised roof surfaces are suitable for painting only after weathering has caused them to become matt (typically after approximately one year of service life).

For slate, fibre-cement, and asbestos-cement surfaces: Remove old paint, moss, soot, and loose or peeling particles using a scraper, wire brush, or sanding machine. After cleaning, prime the surface using “DPA GRUNT” by BAYRIS using the “wet-on-wet” method until the substrate is fully saturated, then allow at least 72 hours curing time under normal conditions.

Priming equalises substrate absorption, improves paint adhesion, and reduces the risk of moss, algae, mould, and other biological growth. Before painting, substrate moisture content must not exceed 4%.

When coating concrete and other mineral surfaces, the substrate must be sufficiently strong, evenly absorbent, degreased, visually clean, dry, and free from dust, mould, or other biological contamination.

Application

The treated surface must be dry, and its temperature must remain above ambient dew point temperature. Application should be carried out at ambient temperatures not below +10°C and relative humidity not exceeding 80%.

To prevent excessively rapid drying, the substrate temperature should not exceed +30°C. Do not apply paint during strong winds, direct sunlight, or rain. Roof painting should be planned so that the coating dries before evening dew forms.

To extend drying time, the paint may be diluted with clean or distilled water up to 10% for the first coat and no more than 5% for subsequent coats. The same amount of water should be added to all containers.

When coating fibre-cement and asbestos-cement surfaces, it is recommended to add the special “Roof Paint Additive” by BAYRIS according to the instructions.

Before application, stir the paint thoroughly using a low-speed mixer until homogeneous. Apply in two coats using a brush, roller, or spray equipment. The minimum interval between coats is 1–4 hours depending on weather conditions.

To ensure even colour consistency on large surfaces, application should be continuous using the “wet-on-wet” method and material from the same batch, or by mixing different batches together. Immediately after use, clean tools with water.

Warning!

Failure to follow any instructions may reduce coating durability and lead to premature failure. The coating achieves its full performance properties 28 days after application.

The manufacturer guarantees compliance with the declared technical characteristics of the product. Any modification of the ready-made product, misuse, or application contrary to the manufacturer’s instructions may significantly affect product quality and performance.

Suitability for specific materials and compatibility with other products must be determined by the user through trial application. The manufacturer accepts no responsibility for direct or indirect damage resulting from improper use or conditions beyond its control.

Colour Range and Tinting

A wide colour range is available, including ready-made shades inspired by the RAL palette. Base A can be used as white paint or tinted into lighter shades using water-based or universal pigment pastes by manual or machine tinting methods.

Tinted Professional Roof Paint “Profi Roof Paint” by BAYRIS is non-returnable and non-exchangeable.

Technical Characteristics

The final coating is matt (gloss level G3), fine-grained (particle size S1 — below 100 μm), medium thickness (dry film thickness E2 — below 100 μm), and offers medium vapour permeability (class V2 – Sd < 1.4 m) or high vapour permeability (class V1 – Sd < 0.14 m) when Roof Paint Additive is used.

The coating also provides high water repellency (water permeability class W2 ≤ 0.25 kg/(m²*h0.5)). The paint creates a decorative coating resistant to intensive cleaning (Class 1 according to EN 13300) and temperature fluctuations while helping prevent corrosion on metal surfaces.

VOC content complies with the Technical Regulation on VOC emission limitations. The finished product contains no more than 25 g/L VOC.

The environmental benefits of Professional Roof Paint “Profi Roof Paint” by BAYRIS are confirmed in accordance with ISO 14024 environmental standards. The product has no strong odour and contains no toxic substances.

FAQ
Is BAYRIS Profi Roof Paint a Rubber Roof Paint?

To some extent, BAYRIS Profi Roof Paint can be described as a “rubber roof paint” because its cured coating provides excellent flexibility and elasticity. This elasticity is essential for maintaining the integrity of the coating during temperature fluctuations, as metal roofs contract in winter and expand in summer. In simple terms, the paint coating must be able to “move with the metal” when temperatures change significantly.

This level of flexibility can typically only be achieved with water-based roof coatings. In contrast, alkyd-based paints form a strong but relatively rigid film. In many universal rubber paints, elasticity is achieved partly through the use of plasticisers, which may gradually leach out over time, causing the coating to lose flexibility.

BAYRIS Profi Roof Paint uses a combination of specialised dispersions instead of conventional plasticisers, helping the coating maintain its elastic properties for a longer period and providing more durable long-term performance.

What Are the Benefits of BAYRIS Profi Roof Paint?

The key advantage of BAYRIS Profi Roof Paint is that it is a professional-grade product forming part of a complete roof coating system specifically developed for high-quality roof refurbishment and protection. It can be used on galvanised steel roofs, slate roofs, fibre-cement and asbestos-cement roofing sheets, as well as concrete and other mineral substrates.

Unlike many general-purpose rubber roof paints commonly available on the market, BAYRIS Profi Roof Paint contains specialised anti-corrosion additives (corrosion inhibitors) that provide effective protection for metal surfaces against corrosion.

The use of the specialised Roof Paint Additive allows the coating to be easily adapted for professional application on vapour-permeable mineral substrates, such as slate roofing, while maintaining the required breathability of the surface.

Should the Entire Roof Be Primed Before Painting?

One of the advantages of BAYRIS Profi Roof Paint is that priming before the finishing coat is only required in areas affected by rust, which must first be cleaned and primed. However, the extent of priming depends on the condition of the roof. If the entire roof is affected by rust, the whole surface should be primed before painting.

Why Is a Special Roof Cleaner Important?

Profi Roof Cleaner (Concentrate 1:5) is a professional roof cleaning solution specially developed by BAYRIS technologists as part of the complete professional roof painting system. The use of BAYRIS Profi Roof Cleaner ensures effective removal of various types of contamination, including stubborn and aged dirt, significantly improving the adhesion of the first coating layer. For maximum convenience, Profi Roof Cleaner is supplied in a concentrated form.

Can Roof Paint Be Applied in Just One Coat?

BAYRIS Profi Roof Paint should be applied in a minimum of two coats, as a single-coat application creates a protective film that is too thin and will not provide sufficient long-term protection for galvanised steel roofs or other roofing surfaces.

Can BAYRIS Profi Roof Paint Be Used on Asbestos Slate?

Yes, BAYRIS Profi Roof Paint is a professional-grade roof coating suitable for painting slate roofs. However, when applying the product to slate, it is essential to add the specially developed Roof Paint Additive, which improves the vapour permeability of the coating and helps extend its service life. It is also important to follow all BAYRIS recommendations for slate roof painting, as provided on the product label.
